Mr. Maupin address tuck pointing basics- Having masonry joints fall apart and deteriorate over time is a common problem in Michigan. Tuck pointing is the removal and replacement of damaged mortar joints. Repairing cracked mortar joints may not be as difficult as one may think. With the purchase of a few tools, anyone can tackle some basic tuck pionting repairs. Most of these tools can be purchased at your local hardware, stores. You will need a masonry trowel, a tuckpointer, either a circular saw or an angle grinder equipped with a diamond blade, and of course mortar (recommend type n redi mix mortar), and a jointing tool.

To begin with, the homeowner will want to remove the cracked and damaged mortar. To do this you will carefully saw or grind out the damaged mortar. “Take the Time Needed!” A careless slip with the grinder can make for a damaged brick instead of a cleaned out joint. They want to remove the mortar at least an additional 1/2 of an inch deeper than the existing joint depth. Make sure to cover any dust sensitive areas with a tarp. Always wear a respirator, and safety glasses: this is VERY dusty work. The type of brick they are working with and temperature on the day they are working on can affect your repairs strength and longevity. On a warmer day and when working with a softer brick you will want to clean the exposed joints out with water. This has two benefits, 1) it will allow for a slower cure time for your mortar giving you stronger joints. 2) It ensures that the exposed joint has been properly cleaned out which will allow the new mortar to bond with the old mortar.

1. Install a good gutter system: moisture is one of the largest causes of brick deterioration. On many older homes without a gutter system, you will notice the bottom row, or course, of brick is crumbling away to nothing from the water pooling against it.
2. Seal your brick regularly. Applying a good sealer to your brick can help keep moisture out of your brick the will help to keep your brick from spalling (having the face of the brick pop off or deteriorate). Remember that different sealers have different finishes and can adjust the color of your brick slightly, so be prepared to seal all of your brick.
3. Inspect your chimney cap bi-yearly. All concrete and mortar is susceptible to cracking. Finding and repairing cracks in your chimney’s cap can save from having to partially or completely replace your chimney. When it comes to brick, moisture is the enemy, especially in climates with harsh winters. Freezing water expands, wreaking havoc on your brick
4. Build for your environment. When your new brick are being laid, there are a variety different ways in which the mortar joints can be tooled out or finished. Rake jointing (a deep joint between the brick) can look very nice, but is not recommend in wet and cold climates. In areas with constantly changing weather (like Michigan), an S joint is the preferred method. S jointing looks very nice and helps seal the mortar to the face of the brick, preventing moisture from penetrating.
5. Fix any cracks early. If you notice any cracks forming, try to have them repaired as soon as possible. Cracks have a way of spreading and growing. Catching them early can help stop their spread.

Types of Masonry Joints
There are several styles and kinds of masonry joints. The masonry joint is the area of mortar in between your brick, block, or stone. On brick and block the vertical joints are referred to as head joints and the horizontal joints are referred to as bed joints.
The way in which you tool, or joint your masonry work is not only for aesthetic purposes. In drier climates masonry joint style is strictly personal preference. While some styles of jointing are more resilient to weather, when you live in a climate like Michigan where you have high precipitation and constantly shifting seasons jointing style can be structural and more than just personal preference.
The first style of jointing is the concave joint. Concave joints are shallow and seal against the face of the brickwork evenly. The two most common tools used on a concave joint are the s-jointer (named for its appearance) and the barrel jointer. There are a variety of sizes that s-jointer and barrel jointers come in. The concave joint also is good at concealing small irregularities in masonry construction.
The “V” joint is very similar to the concave joint. It is also a very weather resistant form of jointing. The primary difference between the “v” joint and the “s” joint is the “v” joint provides a very small line in the center of the mortar joint. The “v” joint is not nearly as common as the concave joint.
Another style of joint is the weather joint. The weather joint is the most weather resilient style of joint. This is because it seals evenly against the bottom edge of the brickwork and allows moisture to drain off of it.
The fourth style of mortar joint is the rake joint. The rake joint is a deeper joint than the concave joint and can look very appealing on more textured or uneven brick. The rake joint is achieved through the use of either a tool called a rake jointer (skate) or by wire brushing the mortar between the bricks out to the desired depth.
The fifth style of jointing is the squeezed or weeping joint. A weeping joint is when you lay your brick on top of your mortar and do not scrape any of the excess mortar away. While this may sound like the easiest and worst appearing of the joints, for the trained mason this is actually the hardest type of joint. As a mason laying brick becomes second nature like breathing. This means that without any thought at all the mason will oftentimes find his trowel scraping away the excess mortar between the joints in order to apply the mortar to the head joint of the next brick he lays. I speak from personal experience when I tell you it can be quite frustrating to have to relay the same brick several times because you are so used to scraping away the excess mortar as you lay the brick. The weeping joint is the only joint not pictured below.
The sixth style of jointing is the flush joint. The flush joint is the easiest of the joints for a mason to construct. The flush joint is typically used under walls that are going to be painted or not seen. It is where the mason simply scrapes the excess mortar out from between the bricks. No additional tooling is required.
The beaded joint is a raised and rounded, bead-shaped segment of the mortar away from the mortar surface producing an old-fashioned, formal design. Although beaded joints can create interesting shadows, they are not recommended for exterior use due to their exposed ledges. Beaded joints allow moisture to penetrate your masonry work.
The eight style of joint is the struck joint. The struck joint provides poor weather resistance but will emphasize the bed joints of your masonry construction nicely.
The final style of jointing is the grapevine joint. The grapevine joint is a combination of the struck joint and the “v” joint. This style of jointing is not very weather resilient but does give the appearance of a somewhat deeper joint. The grapevine is a very shallow joint with a line running through it.

Types of Masonry Joints

A lot of Michigan residents ask me if you can really do a chimney repair and masonry construction in the winter. Michigan winters can wet, and cold. Masonry work is not a fan of the cold tempratures and wet weather. While this can make working a little difficult it does not make it impossible. Masonry walls and concrete achieve half of their compression strength in there initial set. This means if you can get your masonry set up while you are the battle is nearly won. Here are some of the methods I use to do this.
1. Use a mortar accelerator to help the mortar set up faster
2. Use warm water to mix your mortar and concrete this will also aid the mortor in setting up
3. Use warm dry material
4. Tarp in and lay the brick i a heated enclosure
5. Use a fast setting concrete
Some of your repairs you can actually get a better deal on if you do them in the winter months. Most masonry contractors who work in Michigan or similar climates slow down in the winter. This does not mean rush out to get a driveway poured in the winter. What this does mean is if you have a masonry contractor with experience working a Michigan winter you might be able to save a few dollars by having it done now rather than waiting for spring.
This is how we go about a typical Michigan winter chimney repair. We will set up the scaffold and begin our demolition. Once the damaged brick on the chimney have been removed we begin to torch and heat the new brick. Once the brick are HOT to the touch mixing the mortar begins. Mortar is mixed using an accelerator and warm water. If your brick and mortar are hot then they will set up like it was a warm day. After laying the brick we will joint and tool the masonry joints then torch the wall again before brushing it.

Water leaks on brick chimneys are a common problem. Below is a list of common causes for chimney leaks and how to asses the leakage associated with brick chimneys.:

1) Most masonry chimneys consist of a ceramic liner called the flue quite simply, the flue is the vertical passageway that allows smoke and debris to escape from your house. Usually, there is one flue for each heating appliance in your home, which includes fireplaces, furnaces and wood stoves. However, each brick chimney can contain more than one flue. The flue is open and exposed at the top to allow for ventilation. This will also allow moisture to drain done the center of it. This is really the simplest “leak” issue to fix. The way to repair your leak is to install a chimney cap. Most chimney caps are a stainless steel cover that attaches to the top of the chimney. A chimney cap consists of a spark arrester to prevent fires and a mesh of expanded metal section to prevent animals from entering the chimney.
2) It may be that the Masonry it self is damaged. . The first step is gain access to the chimney. If your chimney is 30 feet tall and inaccessible it may be wise to hire a chimney repair specialist. Most reputable masonry contractors will provide you with a free estimate. Once you have gained access to your chimney you can examine the extent of the damage. If the concrete of the top of the chimney is damaged or the mortar between the bricks is cracked and deteriorated it may be time to bring in a professional to replace the chimney crown and or tuck point the mortar joints.
3) It may be that the flashing around the chimney is inadequate, worn, corroded, or that it was improperly installed in the first place. This is simple enough to access all that is necessary is to take your typical garden hose and run water over the flashing where it meets the masonry

Causes of Brick Deterioration
Oftentimes in Michigan you will notice your brick beginning to deteriorate, or the faces of the brick actually falling off. When your brick faces begin to deteriorate, or fall off, it is referred to as spalling. The main cause of spalling is moisture. When brick is exposed to water for excessively long periods of time the moisture begins to absorb into the brick itself. In fact, many bricks are actually quite porous and will absorb moisture like a sponge.
Constant shift in temperatures, as well as regular freezing and thawing will then cause the face of the brick to pop off or spall. This process can be hastened around high moisture areas such as gutters and downspouts, or on areas of your masonry that are exposed to moisture heavily such as your chimney. The amount of damage to the brick is dependant on the amount of moisture and climate shifts.
Many Michigan homeowners attempt to hide the damage or spalling of their brick by replacing the damaged areas with a subpar brick match. Sometimes when a masonry repair has not been installed correctly or the brick do not match, homeowners and contractors will try to hide this poor repair with paint. This is one of the worst things you can possibly do to your masonry. People think paint will seal their masonry and help camouflage their poor repair. In fact painting brick only traps moisture inside the brickwork and hastens the spalling process. Brick needs to breathe.
Some masonry construction such as cinderblock, cinder brick, and concrete are not as susceptible to spalling once they are painted. It is really the more porous bricks, such as reclaim brick, sand lime brick, and chicago common bricks that are most susceptible to spalling and at the most risk once painted.
In climates such as Michigan one of the best ways to prevent your brick from spalling is in the proper construction of your brick wall. Some of these methods include use of the proper mortar and the proper style of jointing during construction.
When you notice your brick are spalled or that your mortar has deteriorated, the best solution to this problem is to remove the damaged mortar, remove the damaged brick, and then replace them.

Michigan chimney expert warns about the dangers of chimney fires and shares ways to help prevent these potential dangerous situations. I’m sure most people don’t spend too much time worrying about the risk they are taking when they don’t take proper care of their chimney, however dirty chimneys are predisposed to fires that could take a dramatic turn for the worst and possibly devastate homes and/or lives.
Chimney fires can be easily avoided if you take suitable precisions, but to do this you must fully understand how chimney fires are set into motion. I’m quite sure everybody knows that when you’re burning wood the smoke it releases travels up the chimney. This smoke is full of matter that condenses on the flue liner within your chimney. This condensed matter is also known as creosote. As soon as the creosote has been produced, it continues to bond to the walls waiting for any indication of flame or spark to ignite it.
The type of wood that you burn can also effect how the amount of creosote that builds up along the flue liner. Unseasoned wood (green), for example, is the key perpetrator in this. Unseasoned wood holds a lot of moisture which needs to be removed in order to burn. Using unseasoned wood produces a cooler smoke than seasoned wood, which is more likely to condense on the inside of your chimney.
The temperature also plays an important role on the effects of your chimney. The cold air outside helps to cool off the smoke from your fireplace, and also condenses the smoke to form creosote. Having a chimney that runs up the side of your house, rather than through the center, makes it more likely to happen as well.
Not opening the damper all the way or closing the glass doors on your fireplace causes air flow to be constrained. Good air flow is important because it helps to lift smoke from your fireplace before it condenses into creosote.
Bulky, compressed bundles of wood cause cooler fires so smaller, hotter fires are best. I advise against burning cardboard or papers for the simple fact those small flaming pieces of ash and such can drift up your chimney and likely ignite the creosote fixed on the inside of your chimney.
While nothing can completely prevent the forming of creosote, it helps to have your chimney cleaned and examined on a regular basis. This will help to keep the problem at bay.
